Two building booms, thirty years apart

Broomfield grew in two distinct waves and the plumbing tells you which one your house came from. The first wave filled the older core near Midway and Main in the 1950s and 1960s with modest ranches on clay laterals. The second wave built Broadlands, Anthem, and the northern subdivisions from the late 1990s through the 2010s. Those newer homes are now hitting the age where builder-grade water heaters, pressure regulating valves, and polybutylene-era fittings start giving out on schedule. Neither group has the same problem, and we do not treat them the same.

1960s ranches and turn-of-the-century subdivisions

In the older core, expect clay or early cast iron laterals with root intrusion, galvanized supply that has lost pressure, and original cast iron stacks nearing the end. Those homes also tend to have finished basements added later, which turns a slow main line into a flooring replacement. The newer north Broomfield subdivisions have sound pipe but predictable component failures: water heaters at twelve to fifteen years, PRVs that fail and let street pressure through, expansion tanks that lose their charge, and hose bibs that split after a hard freeze. Broomfield's water is moderately hard, so scale is a factor in heater life without being the dominant issue it is further east.

What we get called for in Broomfield

  • Root intrusion in clay laterals through the older Broomfield core
  • Water heaters reaching end of life across the 1990s and 2000s subdivisions
  • Failed pressure regulating valves letting high street pressure into the house
  • Waterlogged or failed thermal expansion tanks
  • Finished basement damage from slow main lines
  • Split hose bibs and freeze breaks after cold snaps
